

The Renters’ Rights Act introduces the most substantial changes to private renting in over a decade. Its purpose is to standardise the quality of rented homes, strengthen tenant protections, and tighten compliance requirements for landlords.
The Government has now confirmed that the first phase of the Renters’ Rights Act will commence on 1 May 2026, with further measures likely to be implemented throughout the remainder of the year.
The Act received Royal Assent on 27 October 2025, with staggered implementation expected from late 2025 through to the end of 2026.
